This beachy home is comfortable, clean and inviting. It's the perfect place to vacation as its close to world renowned beaches and IMG academy. It's been renovated and is setup to make life easy. Check-in time is 5PM and Check-out is 11AM. No unapproved gatherings or parties or you will be asked to leave with no refund. Any noise complaints will result in you being asked to leave with no refund. Have fun! We try and accommodate most requests. No pets without preapproval. If it's in the house it is available for use but if you break it, you buy it. The house is thoroughly screened before each guest arrives to ensure everything is functioning properly. We expect the garbage can to be taken to the curb and retrieve it for collection on Tuesday and Friday mornings. A $50 fee may be charged if this is not done. We cannot always keep the propane tanks full and if it is empty during your stay, you can have it refilled just around the corner at the gas station. We are happy to reimburse you for this once you send us the receipt. We try to keep the propane tanks refilled LIMITATIONS OF LIABILITY: The Renter represents, warrants, acknowledges and agrees with The Owner that he/she will use the Property and its facilities in accordance with The Terms and Conditions above and the Information provided and that he/she does so at his/her own risk and that he/she indemnifies and saves The Owner harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of The Renter, his/her family, or guests, before during or after the time of occupancy. Further, he/she accepts full responsibility for the use of the Property and any recreational equipment such as bikes, etc. and agree to pay for any damage of said equipment, other than for normal wear and tear. By booking, you agree to these rules and understand that your deposit will be forfeited if they are broken.

Garbage: You may be asked to take out the garbage during your stay (even if it isn't yours). Garbage is only collected twice per week. Occasionally a short booking may not include a garbage day (ex. Fri-Sun) and thus the outdoor garbage cans may not be empty on your arrival. We ask for your help in this matter by placing the garbage can on the curb for collection on Tuesday and Friday mornings. Once collected we ask that you return the garbage cans out of site through the back door of the garage. We will get fined if the cans are left at the road or in the driveway. Note: Bradenton doesn't offer recycling service. Parties: We do not allow large parties. Family get togethers are acceptable if they are relatively tame. Mainly we ask that you respect the neighborhood and the house. We do not allow confetti and would prefer no decorations taped on the walls (all tape must be removed if so)
